Profile

Value-add real estate opportunities including stabilized, partially vacant, or vacant properties with clear paths to operational improvement.

Asset Types

Small bay industrial, flex space, warehouses, industrial outdoor storage (IOS), self-storage facilities, RV and mobile home parks, vacant big box retail, and land near substations or industrial infrastructure.

Use

Warehouse, distribution, light manufacturing, industrial service businesses, equipment storage and outdoor storage operations.

Building Type

Preferably pre-2000s construction. Single-tenant and multi-tenant properties. All construction types including tilt-up, metal, masonry, and pre-cast.

Target Markets - Primary

Arizona and Texas.

Target Markets - Secondary

Nevada, Alabama, and Louisiana.

Target Markets - Expansion

Utah, Colorado, Oklahoma, Kansas, Arkansas, Mississippi, Georgia, Florida, South Carolina, North Carolina, Tennessee, Kentucky, Indiana, Ohio, Michigan, Illinois, Wisconsin, Minnesota, and Iowa. Expansion markets must demonstrate population growth, proximity to logistics and energy corridors, and access to a major airport within approximately 60 minutes.

Stabilized, partially vacant, or vacant assets with operational upside.

Value Creation Strategy

Deferred maintenance rehabilitation, operational improvements, lease-up of vacant space, and value-add expansion opportunities.

Transaction Types

Direct acquisitions, off-market opportunities, distressed assets, portfolio purchases, and joint ventures with local operators.

Pricing Discipline

We focus on acquiring assets at a basis that supports long-term ownership and durable cash flow. Opportunities that trade below replacement cost or present clear operational upside are of particular interest.
